What actually moves the price
Four things explain nearly every difference between the bottom and the top of these bands.
- Access. A cleanout in an open basement is a different job from cutting into a finished ceiling. Access is often the majority of the cost, and it is the part people least expect.
- What the pipe is made of. Working on 1950s galvanized steel means fittings that shear rather than unthread. Budget for the adjacent section to need replacing too — that is not upselling, it is what corroded steel does when you disturb it.
- Permits and inspection. Newark plumbing work generally requires a permit, and inspection is carried out by a State of Delaware Plumbing Inspector. That is real time on the schedule and it belongs in the price honestly rather than as a surprise line item.
